新北市中永和房價經常有「永和1坪貴中和5萬」的門牌迷思，但近年部分區域已出現變化。根據實價登錄，以鍋神創始店為界的，「中和秀山八里」與「永和秀朗區域」，房價不僅逐年拉近，甚至在2020年超車永和，2022年的現在，秀山區域的平均房價，1坪足足貴了秀朗區域2.1萬。

台灣房屋集團趨勢中心資深經理陳定中表示，中永和生活區交錯地帶之一的秀山生活區、秀朗生活區，行政區以在地知名的「鍋神創始店」為界，往民生路的秀朗區域為永和區，往自立路的秀山區域則為中和區，往年房價秀朗區域往往強壓秀山區域一籌。

他分析，兩大生活圈交錯，其實最大的差異，在於國中學區，過去秀朗生活圈的永和區學生，可就讀「福和、永和」兩大新北市明星國中，但跨過鍋神，到了自立路後，就無法就讀永和的學區，故房價有所落差。

陳定中指出，中和贏永和的轉折契機，其實就出現在2016年2月，教育局決議中和區秀山八個里的新生，自105學年度起，即可在永和區新生都入學後，免遷戶籍遞補進入永和國中、福和國中就學，雖然當時秀山區域平均房價39萬仍落後秀朗區域2.4萬，實際上已經開始補漲。

他說明，雖然秀山八里的新生只是候補，但在少子化的趨勢下，事實上也幾乎等同可以就讀福和、永和兩校，秀山生活圈的房價開始出現補漲趨勢，已逐漸追上秀朗生活圈，2018年平均房價，秀山區域40.4萬、秀朗區域40.7萬，雙方差距僅0.3萬，

不過，平均房價畢竟有新舊屋問題，2019年秀朗區域「吉明秀」、「廣宇晴朗」等新案交屋登錄，房價再度拉開，秀朗區域來到每坪41.7萬，秀山則以40.5萬，1坪落差1.2萬。

2020年環狀線開通後，鄰近環狀線秀朗橋站、景平站的秀山八里，以每坪41.9萬的房價，一舉超車秀朗區域的40萬，雖然2021年雙方都是43.8萬持平，但擋不住捷運利多的加持，2022年秀山區域房價已來到47.4萬，以1坪2.1萬大幅領先秀朗區域。

陳定中表示，目前來看，秀山擁有環狀線利多，且國中學區與秀朗相同的情況下，秀山還是佔據優勢，此外，秀山區域目前還有「首泰天喜」、「品嘉仁和薈」、「尼斯公爵」等預售案，高價都飆破55萬元，拉抬區段房價認知，加上環狀線秀朗橋站與景平站還有聯開案的建設利多可期，推估中和秀山地區近期的價格優勢將持續擴大。
