台灣房屋集團趨勢中心資深經理陳定中表示,中永和生活區交錯地帶之一的秀山生活區、秀朗生活區,行政區以在地知名的「鍋神創始店」為界,往民生路的秀朗區域為永和區,往自立路的秀山區域則為中和區,往年房價秀朗區域往往強壓秀山區域一籌。

他分析,兩大生活圈交錯,其實最大的差異,在於國中學區,過去秀朗生活圈的永和區學生,可就讀「福和、永和」兩大新北市明星國中,但跨過鍋神,到了自立路後,就無法就讀永和的學區,故房價有所落差。
陳定中指出,中和贏永和的轉折契機,其實就出現在2016年2月,教育局決議中和區秀山八個里的新生,自105學年度起,即可在永和區新生都入學後,免遷戶籍遞補進入永和國中、福和國中就學,雖然當時秀山區域平均房價39萬仍落後秀朗區域2.4萬,實際上已經開始補漲。
他說明,雖然秀山八里的新生只是候補,但在少子化的趨勢下,事實上也幾乎等同可以就讀福和、永和兩校,秀山生活圈的房價開始出現補漲趨勢,已逐漸追上秀朗生活圈,2018年平均房價,秀山區域40.4萬、秀朗區域40.7萬,雙方差距僅0.3萬,
不過,平均房價畢竟有新舊屋問題,2019年秀朗區域「吉明秀」、「廣宇晴朗」等新案交屋登錄,房價再度拉開,秀朗區域來到每坪41.7萬,秀山則以40.5萬,1坪落差1.2萬。

2020年環狀線開通後,鄰近環狀線秀朗橋站、景平站的秀山八里,以每坪41.9萬的房價,一舉超車秀朗區域的40萬,雖然2021年雙方都是43.8萬持平,但擋不住捷運利多的加持,2022年秀山區域房價已來到47.4萬,以1坪2.1萬大幅領先秀朗區域。
陳定中表示,目前來看,秀山擁有環狀線利多,且國中學區與秀朗相同的情況下,秀山還是佔據優勢,此外,秀山區域目前還有「首泰天喜」、「品嘉仁和薈」、「尼斯公爵」等預售案,高價都飆破55萬元,拉抬區段房價認知,加上環狀線秀朗橋站與景平站還有聯開案的建設利多可期,推估中和秀山地區近期的價格優勢將持續擴大。
