新北最猛菜市場 平均房貸成數破8成

2022年Q1房貸成數出爐！住商機構彙整聯徵中心與實價登錄資料，有趣的是，整條都是菜市場的新莊四維路，竟以平均核貸成處82.04%勇冠大台北區域，且該路段平均房價一坪30.1萬，在房價不斷水漲船高的大台北區域中，對於首購族，可說是負擔最輕鬆的路段。

聯徵中心與實價登錄資料指出，台北市前三名路段貸款成數在79%以上，第四名之後都不到79%，路段成交均價落差大，最高價為中山區中山北路三段，平均成交單價每坪80.4萬元，及松山區延壽街80.3萬元，平均價格最低路段則是文山區木新路三段，每坪48.0萬元，內湖區新明路均價也不到5字頭，平均成交單價48.4萬元。

大家房屋企畫研究室副理郎美囡分析，台北市中山區商圈發展成熟，不僅居住密度高，公司行號也多，且位在台北市市中心，因此單價高、貸款條件也較理想，至於台北市文山區及內湖區，若地段價格低於台北市均價，但區域有學區、生活採買便利，通常是首購、換屋族的首選，能獲剛性買盤支撐。

新北市前十大貸款成數路段，新莊區四維路有超過8成，且路段成交均價僅30.1萬元，其他9個路段的成數都在79%以上，其中三重區共有3個路段進榜，在平均成交單價的部分，新北市高貸款成數路段大多在3、4字頭，僅板橋區民族路及三重區集英路在5字頭。

郎美囡說，三重區共有9座橋通往台北市及新北市其他行政區，聯外交通便利，二重疏洪重劃區及仁義重劃區拉高區域亮度，各路段的房貸條件、房價表現相當穩健，至於新北市3字頭路段，房價相當於台北市半價，如新莊區四維路，房價親民、生活機能成熟，因此成為熱門路段。

不過，住商不動產企劃研究室資深經理徐佳馨也提醒，第一季後隨著升息，以及不少銀行放貸超過銀行法72條之2的放款上限，想要取得第一季如此好的條件並不容易，對於購屋人來說，面對房市震盪，下手前一定要確定銀行貸款條件，避免因為貸款不足發生的違約風險。
